From 30 March 2026, the new TA6 Property Information Form (6th Edition) becomes compulsory for residential property sales in England and Wales. For many sellers and conveyancers, this will feel like a welcome and familiar change.
What Is the TA6 Property Information Form?
The TA6 is a standard form completed by a seller at the start of the conveyancing process. It provides essential information about the property to a buyer before contracts are exchanged. It covers matters such as disputes and complaints, notices affecting the property, alterations and building works, guarantees and warranties, and insurance and flooding history. The completed form forms part of the legal contract documentation and is an important part of ensuring transparency in a property transaction.
How Does the 6th Edition Compare to the 4th Edition?
In many ways, the new 6th Edition represents a return to the clearer, more straightforward structure of the 4th Edition, which was widely used and familiar across the profession. The 5th Edition introduced expanded “material information” requirements, but these proved controversial and were not widely adopted in practice. The 6th Edition moves away from that approach and restores a more practical format.
The TA6 Property Information Form 6th Edition largely returns to the layout and style of the 4th Edition, making it more recognisable and easier to navigate for both sellers and practitioners. The new form contains fewer sections than the 5th Edition and removes several categories that had expanded the document significantly. This avoids duplication with information provided elsewhere in the transaction process.
Many questions are now framed as “Are you aware…?” This wording reflects how sellers realistically complete the form and reduces the risk of accidental misstatements. In addition, more questions now allow a response of “not known”, acknowledging that sellers may not have detailed historical knowledge about every aspect of their property. The guidance notes have been rewritten in clearer, more accessible language, helping sellers understand what is being asked and why.
What Does This Mean for Sellers?
For most homeowners, the 6th Edition should feel more straightforward, less technical, and easier to complete accurately. While the form is shorter and clearer, it remains an important legal document. Sellers must answer honestly and carefully, as incorrect information can still lead to delays or legal issues later.
