Why should you remortgage?

There are many reasons to remortgage your property. As a homeowner, you may want to switch to a better rate as your fixed-rate mortgage deal comes to an end, or borrow more for personal reasons, or perhaps you are looking for a new deal from a different lender with a better rate whilst increasing or reducing your borrowing at the same time.

When remortgaging, do I need a Solicitor?

If you are remortgaging and staying with the same lender and only seeking to secure a new product, your lender may not require you to appoint a solicitor.

However, if you remortgage with a different lender, they will need to appoint a solicitor who will act for them and for you to ensure their charge is registered against your property.

If you are choosing a mortgage via a broker, they will be able to check whether your chosen solicitor’s firm is an approved panel solicitor.

What’s involved in the remortgaging process?

• Once you provide your lender or broker with our details, your lender will send you the offer letter after completing their checks and valuation of the property.
• They will also send us a copy of your offer letter together with their instructions. They will officially request that we act for them as well and set out their requirements and mortgage conditions.
• We will check the offer and make sure you understand the terms and obligations of the mortgage.
• Your lender may require that we carry out further checks to ensure their interest in the property is protected.
