Can I get out of a commercial lease early?

You can usually only leave a commercial lease early if there is a break clause in the lease or if the landlord agrees to an early surrender. Otherwise, you are likely to remain responsible for rent and other obligations until the lease ends.

Leaving a property early can also affect any rights you may have to statutory compensation under the Landlord and Tenant Act 1954. It is always sensible to take advice before making a decision.
